When does The Serra Residences preview?
The developer is targeting a Staff and VVIP preview on 1 October 2026, a public preview from 2 to 13 October 2026, and sales booking on 16 and 17 October 2026. These dates were revised from an earlier September window following a delay in authority approval, and remain a target rather than a confirmation. We recommend registering for updates so that we can notify you of any further change.
Where is The Serra Residences sales gallery?
The sales gallery is at 11 Bassein Road, Singapore 309839, directly beside the development site at 7 Bassein Road. It is roughly a 3-minute drive or an 8-minute walk from Novena MRT station, Exit A. Viewings are strictly by appointment.
Why were the preview dates changed?
The developer advised that the preview would be pushed back due to a delay in authority approval. Approval timelines are outside the developer’s control, and further adjustment remains possible. We update this website whenever the developer issues a revision.
Is The Serra Residences freehold or leasehold?
The Serra Residences is a freehold development. Freehold land in prime central districts is rarely released for sale, which makes new freehold launches in this part of Singapore relatively uncommon.
How many units are there at The Serra Residences?
There are 133 residences in a single 28-storey tower, set on a site of 4,774.80 sqm or approximately 51,396 sqft with a gross plot ratio of 2.8.
What unit types are available?
The development offers 2 to 5 Bedroom layouts across two registers. Levels 4 to 16 hold 2 Bedroom with Study, 3 Bedroom and 4 Bedroom homes from approximately 710 to 958 sqft. Levels 18 to 28 hold larger 4 Bedroom and 5 Bedroom Premium homes from approximately 1,216 to 1,755 sqft, plus two penthouses of approximately 2,670 to 2,820 sqft.
Which units come with a private lift?
Twenty-two homes are provided with private lift access: ten 4 Bedroom Premium units of approximately 1,529 sqft, ten 5 Bedroom Premium units of approximately 1,755 sqft, and the two penthouses.
What are the ceiling heights?
Approximate ceiling heights are 2.89m in the living and dining areas and all bedrooms, 2.95m on balconies, and 2.40m in kitchens, bathrooms and utility areas. Heights are measured to the underside of the slab soffit or false ceiling where applicable, and are subject to change.
What is on Level 17?
Level 17 is a Sky Terrace, sitting between the lower register of homes on Levels 4 to 16 and the upper register on Levels 18 to 28. A second Sky Terrace is provided on Level 3, alongside the facilities deck.
What is the price of units at The Serra Residences?
Pricing has not been released. The official price list is typically published close to the booking date, which is currently targeted for 16 and 17 October 2026. Contact us to be among the first to receive it when it is available.
Who is the developer of The Serra Residences?
The Serra Residences is developed by Far East Organization. The developer’s licence number for this project is C1556.
Who are the architect and design consultants?
Architecture is by P&T Consultants Pte Ltd, interior design by 932 Design Group, and landscape design by Ecoplan Asia Pte Ltd. The wider consultant team includes TW-Asia Consultants as structural engineer, Rankine & Hill (Singapore) as mechanical and electrical engineer, Rider Levett Bucknall as quantity surveyor, and Index Design Pte Ltd for the sales gallery interiors.
What facilities are provided?
Facilities include a swimming pool and sun deck, a full-size tennis court, a residents’ clubhouse and landscaped communal gardens, with Sky Terraces on Levels 3 and 17. The development is Green Mark Certified.
Is there a smart home system?
The developer has indicated a smart home provision including a smart home hub, smart air-conditioning controls, a digital lockset and a smart video doorbell. An internet subscription is required for the system to function, and any subscription or related fees are borne by the purchaser.
How many carpark lots are there?
There are 106 carpark lots, inclusive of five EV lots, along with two accessory lots, four motorcycle lots and 23 bicycle lots, arranged across a two-storey carpark and basement.
Which is the nearest MRT station?
Novena MRT station on the North-South Line is a short walk away, placing Orchard, Dhoby Ghaut and Raffles Place within a direct ride.
Which schools are nearby?
St Joseph’s Institution Junior is within 1km of the site. Hong Wen School, Anglo-Chinese School (Junior) and Anglo-Chinese School (Primary) are also in the wider area. Distances used for Primary One registration are measured by the Ministry of Education from the property boundary, so buyers relying on school proximity should verify the distance using the official MOE school-finder tool before committing.
When is the estimated TOP?
The estimated TOP date is Q4 2030. The developer has also indicated an expected vacant possession date of 1 September 2031 and an expected legal completion date of 1 September 2034.
Can foreigners buy at The Serra Residences?
The Serra Residences is a private condominium development, and foreigners may purchase private apartment units in Singapore without prior approval. Buyers should note that Additional Buyer’s Stamp Duty applies and that rates differ by residency status and by the number of properties owned. We recommend confirming your applicable stamp duty position with IRAS or a conveyancing lawyer before committing.
